Aseana City PH’s next tourism capital

The completion in 2017 of Ayala Land Inc.’s recently announced mall and mixed-use project in the Manila Bay area will hasten the growth of a new Philippine tourism capital anchored by hotel and casino developments, according to Delfin Wenceslao, director of real estate for D.M. Wenceslao & Associates Inc., the owner-developer of the 204-hectare Aseana City.

Property giant Ayala Land, Inc. leased from D.M. Wenceslao & Associates Inc.., a nine-hectare property on  Macapagal boulevard corner Aseana avenue frontage to be developed into one of the country’s largest malls with an office and a hotel tower. 

Aseana Avenue is the emerging growth center’s main thoroughfare and also the address of the City of Dreams’ six hotel towers and Solaire Resort and Casino’s 488-room complex.

Wenceslao said  D.M. Wenceslao & Associates Inc. leased out the strategic property to ALI in line with its vision to develop a new masterplanned growth center that would boost the offerings of the country to tourists and other locators.

Aseana City currently has a daytime population of 40,000, a number that is likely to surge further with the 2016 opening of another key resort project, the 40-hectare Tiger Resorts, being developed by a Japanese Pachinko tycoon Kazuo Okada and  Megaworld’s Andrew Tan’s 31-hectare Resorts World Bayshore, which is set to open in 2018.

Wenceslao said  developers of the  tourism projects in Aseana City are building in phases and are  differentiating themselves from one another.

“The huge investments required by these projects demand that each development has a unique selling proposition for its target markets. Over the long term, there will be something for every type of tourist and locator in the Manila Bay area,” he added

Aseana City’s anchor locators complement those of the adjacent Pagcor Entertainment City, which was also part of the area reclaimed from Manila Bay in the 1990’s by the Wenceslao Group and its partners. 

“Aseana City has been planned to be a self-sustaining mixed use district with a strong tourism draw.  In addition to the hotel projects, Aseana City also has designated residential areas, offices within commercial zones, and parks,” Wenceslao said.

 Aseana City has two international schools including the Singapore School, offices including the Department of Foreign Affairs consular office, several residential condominium complexes, and commercial areas.

Wenceslao said  transport infrastructures  like the NAIA Expressway and the LRT Extension project further  increased interest in Aseana City.

In 2014, the one hectare in Aseana City’s  land bank which it released for sale was immediately taken up.  “We prioritize buyers and locators that will contribute towards our vision of a fully integrated, complete city by the bay.”
