Carving a niche in luxury living

Four years into its launch as a new real estate brand, Filigree has carved a niche in the luxury residential market.

Unlike other real estate developers which rely on their established names in catering luxurious developments to the privileged few, Filigree counts on its products to build a reputation as a developer.

Every dime a buyer pays is reflected in each and every detail of the development, Filigree said.

Catering to the discerning Triple AAA market, Filigree now has four luxurious residential projects: vertical developments Botanika Nature Residences, Bristol at Parkway Place and The Beaufort and a horizontal development The Enclave Alabang.

All are selling well and each addresses  the need of the market, Filgree said.

These projects are geared towards the  A to Triple A individuals mid ‘30s and above, mostly top-level executives and business owners. These developments also appeal to self-made individuals who value the fruits of their hard-earned money.

According to Filigree, the four projects are attractive to the end-user market – such as families with at least P500,000 monthly income -- and the investor market, the latter  for the properties’ value appreciation.

Discerning yet not brand conscious, Filigree buyers  favor quality and workmanship over “brand.”

And for Filigree, its products speak for themselves.

Compared with what its competitors offer, The Beaufort in Bonifacio Global City for example only has four   units to a floor so residents get to enjoy to bask in the exclusivity and their need for space.

At The Enclave Alabang, Filigree dedicated 40 percent of the development to lush greens and open spaces. Its clubhouse alone measures 1,500 square meters (sq.m.)

Botanika Nature Residences’ smallest two-bedroom unit measures 123 sq.m., the size of a three-bedroom units of competitors.

“ We ensure that our residents’ lifestyle were put in mind so they’re sure that what they are paying for is worthy of their every cent; Filigree products are sealed with tangible real value,” Filigree said.

Each of Filigree’s  projects is carefully master planned -- from location, world-class architecture, interiors and landscape design. Aside from aesthetics, these projects are low density, boasts a vast of lush greens, open spaces and generous amenities.

“Filigree brand is dedicated in delivering their residents the value of their investment,” the company said.

The Beaufort in Bonifacio Global City is for someone who likes to be in the city center. The other two projects are located in Filinvest City, Alabang a central business district (CBD) yet guarded from the Manila noise.

According to Filigree, more and more clients are looking for house and lots because only a few developers are offering exclusive and luxurious horizontal developments these days in Metro Manila.

Botanika Nature Residences, located in Alabang, is  in an exclusive and quiet portion of Filinvest City, the premiere CBD and garden city home of the south.

Botanika is right beside the exclusive Palms Country Club and across Palms Pointe Village.

Built on a 1.5 hectares of prime property, Botanika has three residential, mid-rise, low-density condominium buildings. The first building has 13 storeys featuring of above-par facilities. With only 101 units for Tower 1, residents get to enjoy much sought-after exclusivity that other residential developments could only promise.

Boasting of superior world-class architecture, the residential development features mid-rise, tiered-building heights that make room for roof garden terraces. Its three iconic leaf-shape structure are connected to the central gardens by open air landscaped ground lobbies to emphasize the sprawling landscape of the property.

Botanika dedicated 70 percent of the whole development to lush greens and open spaces. The unique atrium design camouflages the condominium feel to create a homier yet more open, sweeping and unrestricted living experience for its residents.

As a BERDE- registered project, Botanika put utmost care, detail per detail, to observe the guidelines set-forth by The Philippine Green Building Council.

The average selling price at Botanika Nature Residences is P185,000 per sq.m.

Tower 1 has 101 units in the following configurations two-bedroom(122 to 143 sq.m.); three-bedroom (161 – 218 sq.m.); garden (230 to 327 sq.m.) and penthouse (135 to 343 sq.m.)

One of the few residential villages to be launched in Metro Manila, The Enclave Alabang is a small scale development of 13 hectares.

This scalemakes for superior accessibility and walkability within the village as opposed to other bigger subdivisions in the vicinity  and also fosters a closely knit community.

Despite its small size, about 40 percent has been dedicated to open spaces purposefully designed by international firm, AECOM.

With a prime location alongside other high-end themed subdivisions, The Enclave Alabang is strategic and easily accessed via major roads: SLEX with two exits, Skyway via Filinvest City, DaangHari/Cavite and MCX.

Filinvest City, schools, hospitals and retail establishments are within reach.

A highly progressive area that has seen a lot of improvement and investment, The Enclave Alabang also offers high potential investment for lot appreciation.

Filigree said there are a few lots left at  The Enclave Alabang.

Optimal right-sized lots average at 350 sq.m.

Lots in The Enclave Alabang are available at P70,000 per sq.m. in sizes ranging from 304 sq.m.to 597sq.m. Phase one has 169 lots.

Bristol at Parkway Place meanwhile is prominently located at the corner of Corporate and Parkway avenues, labeled as Millionaire’s Row, in Filinvest, Alabang.

Every resident’s needs are within reach in Bristol at Parkway Place: business, leisure, shopping, schools, hospitals and other essential services.

Most units are designed and positioned to allow for a prominent view of the  vibrant skyline.

Inside the homes are refined interiors.

Bristol at Parkway Place sells for P153,000 per sq.m.

The 40-storey development has 345 units with sizes of 53 to 61 sq.m. for one bedroom; 100 to108 sq.m. for two bedrooms and 152 to 168 sq.m. for three bedrooms.

The Beaufort in Fort Bonifacio Global City isenvisioned as one of the most modern and best master-planned business districts in the country.

Only 500 meters away from Mckinley drive and a  few blocks from the Philippine Stocks Exchange and St. Luke’s Hospital, The Beaufort is strategically located at the corner of 5th avenue and 23rd street.

A low density development offering generous spaces, The Beaufort only has four units per floor from the eighth to the upper penthouse levels.
The Beaufort sells for P180,000 per sq.m. with unit sizes of 50 to 57 sq.m. for one bedroom; 100 to 103 sq.m. for two bedrooms and 148 to 155 sq.m. for three bedrooms.

‘Outrage over the killing of priests today in our country will persist and, if real justice is not served soon will, in all probability, combine for a growing social and political unrest with a polarized Church.’
