An innovative way of expanding office portfolio

Ayala Land Inc., is now venturing into the shared office space segment. 

The company recently  unveiled Clock In at its first location at  the penthouse of tge Makati Stock Exchange (MSE) building on  Ayala avenue. 

Francisco Ma. Roxas, head of operations and leasing of Ayala Land Offices, said the Clock In brand is expected to significantly contribute to the expansion of the office sector of the developer. Currently, Ayala Land Offices has an  inventory of 700,000 square meters and this is expected to double further in three or four years.

“Clock In will play an important role in all our new developments. Quite a number of them are going to be completed within the next two to three years,” Roxas said.

Shared office, or also called co-working space, is not a new concept in the Philippines as there are a number players that operate in the country’s central business district for decades.

A serviced office is a fully equipped and furnished office space ideal for start-up ventures, small to medium enterprises, groups working on a per-project basis, digital nomads and online professionals, freelancers, road warriors, and swing space users. 

Ayala has partnered with Acceler8 to develop and operate the facility.

Clock In charges  P550 per head per day.

Ayala Land is looking at other packages  for  start-ups and other small companies who need an Ayala address.

“We’ve been contracted by Ayala to manage the facility, so we treat the facility like it’s our own. We provide--even at pre launch--trainings to the staff, share resources. We also do sales and marketing,” said Mikko Barranda, co-founder of Acceler8 which also  operates its own shared office.

Barranda said it costs between P25,000 and P35,000 per square meter to build a co-working facility.

Ayala Land officials declined to provide details of the next sites for Clock-In, though it expressed interest to have  presence in the Visayas. 

“We’re very confident about this business. Once we figure out what the best configuration  is, which might not be the best for every other co-working space operator, then we can build our new sites based on our configuration,” Roxas said.

Ayala Land Offices positions Clock In as a premium co-working space that offers all the amenities of a fully-equipped office in a prestigious business address.

Clock In acknowledges that while technology  gives start-up companies and independent entrepreneurs the freedom and flexibility to conduct business whenever and wherever they choose, an actual office space remains relevant and necessary to their daily operations and success.

A physical office provides air-conditioning, plumbing, telecommunications and internet access, and other utilities, as well as features and services not found in an informal work set-up -- a reception  area, conference room, pantry, security, sanitation, and parking spaces, to name a few. 

In Clock In’s case, an office located in a prime central business district creates an air of prestige for a company. 

 “Ayala Land Offices has always serviced traditional office requirements for corporates and BPO operations, but we also want to offer office solutions to start-up companies, entrepreneurial ventures, and independent professionals,” said Carol Mills, vice president and head of Ayala Land Offices. “They are a fundamental part of the business community and should not be located in less prime spaces. We view Clock In as an amenity to our existing office buildings.” Immediate availability, low overhead cost, flexible lease duration and rates, office staff efficiency, and IT and administrative support are some of Clock In’s attractive incentives. Clock In’s location is in itself an advantage. Surrounded by office buildings, restaurants, hotels, residential condominiums, and the lush greenery of Ayala Triangle Gardens, Clock 

In is a short drive away from key destinations like Bonifacio Global City (4 kilometers) and the Ninoy Aquino International Airport (7 kilometers), and accessible through various modes of public transportation. 

Given the unique set-up of a coworking space, Clock In’s clients can also look forward to collaborations, mentoring, and even social gatherings to strengthen community ties. “Coworking spaces provide value beyond just real estate,” said  Barranda.

“There are intangible opportunities such as networking that help entrepreneurs test out their ideas and learn from other community members.” 

The MSE location measures 400 sq.m. and has a reception lobby and lounge that lead to a sprawling floor plan of shared work spaces, a meeting room, 15 private offices enclosed in glass, a breakout area, and pantry. The serviced office has a seating capacity of 107 people. 

An entrepreneur who signs up for a Private Office can avail of the following amenities: Office furniture (desk, chair, file storage space); WiFi and LAN-enabled workspaces (redundant internet connection of up to 35 mbps); VOIP phone (capable of international calls); use of utilities (water, power) from 8:30 a.m. to 5:30 p.m. from Monday to Friday; access to pantry and common areas; unlimited coffee, water, and tea; cleaning and office maintenance during business hours; biometrics security access to main office and door lock security per private office; and five hours free meeting room access per month. 

Those that opt to rent a Coworking Space enjoy the following amenities: Office desk and chair; WiFi and LANenabled workspaces (redundant internet connection of up to 35 mbps); use of utilities (water, power and aircon); access to pantry and common areas; and unlimited coffee, water, and tea. 

Clients who want a Virtual Office (that is, use Clock In’s business address and communication service solutions without having to rent a dedicated office space) can avail of a range of amenities depending on the type of package they choose:

Business Office package, Basic Virtual Office package, and Premier Virtual Office package. Call answering, message delivery, mail handling, document services, access to courier, hotel booking, and transport services are other benefits Clock In offers its clientele. 

“Clock In can be used for short-term project-based work, on-demand meeting rooms, or even a satellite office should their main headquarters be located elsewhere,”  Mills said.”
